The new Canada Mortgage and Housing (“CMHC”) rules on requirements to qualify for homeowner mortgage insurance in Canada has been a major impact for everyone who wish to buy a home, in particularly for first time home buyers. In order for CMHC to insured a mortgage loans, for the maximum purchase price or as-improved property value must be below $1,000,000. You will have at least minimum down payment starting at 5% for a purchase price of $500,000 or less, the minimum down payment is 5%. When the purchase price is above $500,000, the minimum down payment is 5% for the first $500,000 and 10% for the remaining balance.
Normally, the minimum down payment comes from your own resources. However, a gift of a down payment from an immediate relative is acceptable for dwellings of 1 to 4 units. For eligible borrowers, additional sources of down payment, such as lender incentives and borrowed funds, are also permitted. Check with your lender for qualifying criteria and availability. And, even if you do buyers are required or subject to go for so called “stress test rate” means you will need to get approved base on the highest mortgage rate at the current time.
